What Is an Auction?

The Real Estate Authority (REA) defines an auction as:

“An open process at which purchasers bid against each other to purchase a property. Once the reserve price is reached, the highest bidder becomes the successful purchaser.”

In simple terms, an auction is a competitive, public sale. Bidders make offers in real time, either in person, by phone, or online. Once the reserve is met, the highest bidder wins and is legally committed to buying the property.

Auction houses Auckland results August 2025 - Barfoot & Thompson infographic showing 315 auctions called, 158 sold, 3,752 accepted bids, and $172,621,500 total value sold.

So, Why Auction Houses in Auckland?

From my perspective, auctions are one of the most effective ways to sell property. They are fast and intense, usually running over a concentrated three to four week campaign. We market properties without a price to encourage open competition among buyers. Sellers can auction almost any type of property, from high-demand homes to unique or unusual ones, which makes this method versatile and widely appealing.

Agency Agreements and Auction Authority

longside the standard listing process, if you decide to sell by auction, you’ll need to sign the following documents:

  • A sole agency agreement with your real estate agent.
  • An auction authority, which confirms the auction date and your reserve price (the minimum price you are willing to accept).

These are usually required a few days before the auction. A licensed auctioneer runs the auction under the Auctioneers Act 2013.

Is Auction the Right Sale Method for You?

The success of an auction depends on three things: the market, the seller, and the property.

The Market

Auctions work best in:

  • A seller’s market where demand is high.
  • Areas with limited stock (e.g., beachfront homes or home-and-income properties).
  • Markets with strong buyer competition.

Seller Situation

Auction suit sellers who:

  • Need quick cash flow or have already purchased another property.
  • Are separating or divorcing and need a fast sale.
  • Are retiring or relocating.
  • Want to liquidate an estate.
  • Have high holding costs.
  • Believe auctions will bring fair market value.

Property Type

Auctions are ideal for:

  • Unique homes that are hard to appraise.
  • Vacant properties (which can attract vandalism).
  • Properties with high carrying costs.
  • Desirable, and high-demand properties.

Advantages of Using Auction Houses in Auckland

Selling through auction houses in Auckland offers many advantages. The marketing period is set, usually around four weeks, which creates a strong sense of urgency among buyers. Competitive bidding on auction day can drive the price higher, often resulting in a premium sale. Because bids are unconditional, sellers avoid delays and uncertainty, with no complicated conditions attached. The reserve price and settlement date remain under the seller’s control, giving them confidence in the process. Pre-auction offers may also be considered, while registered buyers allow interest to be tracked throughout the campaign. With no price limit restricting potential purchasers, auctions appeal to a wide buyer pool and provide three opportunities to sell – before the auction, during the auction, and afterwards.

Disadvantages of Auction Houses in Auckland

Despite these strengths, auctions are not suitable for every property. Homes with niche appeal may struggle to attract enough competition. Auctions rely on at least two active bidders, and if only one attends, negotiations can be challenging. The process can also be more expensive due to auctioneer fees and the cost of an intensive marketing campaign. For some sellers, the pressure and uncertainty of auction day can also feel stressful.

How Bidding Works at Auction Houses in Auckland

Bidding at auction typically starts below the reserve price. Once the bidding reaches or passes reserve, the property is declared “on the market,” and the highest bidder must immediately sign the sale agreement and pay the deposit. If bidding stalls before reaching the reserve, the auctioneer pauses to seek instructions from the seller. At that point, the seller can choose to decline the sale, negotiate with the highest bidder, or accept the last bid and declare the property “on the market.”

Auction Outcome and Agreements

At auction, the sale is unconditional. The successful bidder must:

  • Sign the sale agreement immediately.
  • Pay a deposit (usually 10% of the purchase price).

If the property passes in (meaning it doesn’t sell under the hammer), the seller can:

  • Negotiate with the highest bidder first.
  • Invite other interested parties to negotiate.
  • Switch to a different sales method (e.g., listed with or without price) my recommendation is to list it without. To learn more, you can attend my monthly property webinar for sellers.

Factors That Affect Auction Houses in Auckland

Several factors influence the outcome of a property auction. Seller expectations must be realistic, as overpricing can discourage bidding. The desirability of the property, including its location, condition, and uniqueness, plays a significant role in attracting buyers. Presentation is also crucial, sellers who stage and market their homes well generate more interest.. Finally, overall market conditions such as supply, demand, and buyer confidence can heavily impact the success of an auction campaign.

Pre-Auction Offers

Some properties marketed by auction carry the phrase ‘Unless Sold Prior’, meaning buyers can submit an unconditional pre-auction offer. This allows buyers to make unconditional pre-auction offers before the scheduled auction date. If the seller accepts an offer, they either bring the auction forward or cancel it altogether. When the auction proceeds, the auctioneer uses the accepted offer as the opening bid, and other registered buyers compete. Transparency is critical in this process, and agencies follow strict procedures to manage multiple pre-auction offers fairly.

Reserve Price

The reserve price is the minimum amount a seller is willing to accept at auction. Sellers base the reserve on a current market appraisal, buyer feedback, and their own expectations. By law, sellers must document the reserve in writing before the auction begins. If sellers don’t set a reserve, the auctioneer announces this to all bidders.

Vendor Bids in Auction Houses Auckland (and Why Shill Bids Are Illegal)

Shill bids, sometimes called dummy or phantom bids, are fake bids made to create the illusion of competition. The law prohibits shill bids (fake bids that inflate competition).

Vendor bids, on the other hand, are allowed but only under strict conditions. Auctioneers may use vendor bids only if the auction terms specify them and they clearly announce them. Auctioneers typically use vendor bids to start bidding or move it closer to the reserve price. However, vendor bids must never exceed the reserve, because exceeding it misleads buyers and breaks the law.

Please keep in mind, that at Barfoot & Thompson we guarantee our buyers and sellers that our auctioneers never make bids on behalf of the vendor. Or accept bids they believe are made on behalf of clients. At the end of the day, no matter what you call them (shill bids, vendor bids, seller bids), they aren’t real bids, which is why it is not allowed at Barfoot & Thompson auctions – and I’m proud of that fact.

When Bidding Fails to Reach Reserve

If no buyer reaches the reserve, the auctioneer passes the property in and:

  • The highest bidder usually gets the first right to negotiate.
  • If no deal is made, the seller can negotiate with other parties or change the sale method.

Legal Considerations

Keep in mind that offers at auction are unconditional. Therefore, buyers must have their finances arranged and due diligence completed before bidding.

The auction ends with the fall of the hammer (or equivalent) and a great real estate agent like myself 😉 will provide you the approved buyer’s guide under the Real Estate Agents Act 2008 before any contract is signed.

Final Thoughts

Now you know why auctioning houses in Auckland gives you the best chance of success. Auctions create urgency, attract competitive bidding, and deliver unconditional sales.

Not every property is suited to auction, but when the market, seller, and property align, it’s one of the fastest and most effective sales methods.

And remember – I’ll be with you every step of the way, because I’m your friend and I care.
